Construction runs 20 to 24 months, and your payments are spread across the whole build: 10% now, 35% when works start, the rest as the site progresses. After the deposit, every instalment goes through the notary's escrow account.

Frequently asked questions

What is the difference between leasehold and PT PMA?

The 80 year leasehold is included in the listed price: nothing to set up, nothing to file. A PT PMA costs A$16,900 more and lets you hold the land for life and pass it on to your children, with company accounting and tax as the trade-off.

Do I need to fly to Indonesia to set up a PT PMA?

No, it can be set up remotely by power of attorney. Opening the company bank account usually does require you to be there in person.

Can I pass the villa on to my children?

Yes. With a PT PMA you hold the land for life and can pass it on. Under leasehold, the 80 year lease can be transferred or inherited for its remaining term.

Is my money protected during construction?

After the deposit, instalments are paid into the notary's escrow account and released against construction milestones. The exact mechanics are set out in the contract and payment schedule.

When will my villa be ready?

Works start in November 2026 and construction runs 20 to 24 months, with handover during 2028. That long build is also what lets the payments be spread out.

Can I rent it out on Airbnb?

Yes, the villas are designed for short-stay rental on Airbnb and Booking.com, subject to the applicable local licences and regulations.

How far is Amed from the airport?

About 1.5 to 2 hours from Bali's international airport along the coast road. Far enough from the crowds in the south, close enough for a short trip. Direct flights from Australia land in Denpasar.

Can I resell before construction is finished?

Yes, resale before handover can be possible, subject to the terms of your contract and the developer's approval.

Can I pick my villa?

Yes, subject to availability. We recommend reserving early: lots are allocated in the order they are booked.
